The site is prominent position in the town within easy walking distance of the village shopping centre and also opposite retail outlets. The site is also ideally situated close to the A15 and therefore enjoys high levels of passing traffic.

The population of Werrington is mainly comprised of blue collar upward mobile families and these form the base of the customer base of the town. The Cock in is big on sports and is a well-known live music venue in the local community.

Currently trading as a local community pub with some food (69 covers), the proposed project will transform the pub to having a key focus on delivering an excellent food offer by increasing the covers to 88+. There will also be a view to premiumise drinking experience.

The successful candidate will be able to demonstrate business acumen, a strong marketing strategy and the experience running a successful food operation.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
