The pub is supported by the locals and is good competition for the nearby Cross Keys that majors on a traditional food offer which has been successfully run for over 15 years by the same licensees. In the 2011 census the population of Bishop Middleham was 8,942 and is made up of approximately 51% females and 49% males.

Trading style
The externals of Ye Olde Fleece have been decorated in a contemporary feel. The interior currently has the appeal of a solid community pub. Whilst the site will currently support both a food and good beer offer there is the possibility of an investment programme with Admiral to fully unlock the pubs potential. Any future investment would have an effect on the quoted rental figure but conversely one would expect a growth in turnover from any supporting business plan. The ideal applicant must have real entrepreneurial spirit with a wealth of business driving ideas and initiatives and possess a willingness to work with Admiral Taverns to successfully grow this established business. Some background in delivering an imaginative 'point of difference' food offer and a feel for the cask ale market would be helpful. Any significant skill gaps can be addressed by Admiral Taverns varied training programmes.
Trade accomodation
The pub benefits from having two distinct trading areas. When you enter the grounds of the pub you walk through a paved, patio area with al fresco benches which offer tremendous views of the Co Durham countryside. On entering the building you are greeted by the main servery area which, going forward, will offer a good range of cask ales and popular brands such as Carling and John Smiths Extra Smooth. The bar is fairly symmetrical and sweeps around both sides of the first floor whilst on the left there is a pool table area. Externally, to the rear of the pub is space to develop a beer garden which would be formed in a small sun trap area. Upstairs is a restaurant and commercial kitchen facility. This pub offers sustainability in its current state comfortably. It is imperative that this business now evolves to fullfil the undoubted potential this location presents with a new tenant that is progressive and willing to work hand in hand to create a successful and engaging retail offer.
Private accomodation
There is ample private accommodation in the pub, which consists of two bedrooms, bathroom / shower, toilet and kitchen, all of which are in a good decorative order.
