The Dart is a community pub conveniently located in a large residential area in Kingston upon Hull. It is close to Holderness Road which is one of the main roads into Hull. The residential area is known as Longhill which is approximately three miles east of Hull City Centre. The pub is close to local amenities such as takeaways, convenience stores, a post office and pharmacy along with good bus routes to and from Hull. The demographics are made up of blue and white collar workers, young families and retirees. Hull is a large city in East Yorkshire that sits on the estuary of the river Humber. It is a major port in the UK for shipping and is a popular harbour for ferries to Holland, Belgium and even Germany. Hull sits at the far east of the M62 which links the area to the west of the UK. It is situated 46 miles southeast of York, 50 miles northeast of Doncaster and 24 miles north of Scunthorpe.

Trading style

The Dart is very much a wet led community local with the majority of its trade driven from local loyal custom throughout the week. The pub has mid-week darts teams along with weekend football and rugby teams. It also has regular themed nights and entertainment evenings throughout the year. There is a healthy mid-week trade that comes mainly from retired regulars or shift-workers. The weekend trade comes from a mixed clientele depending on entertainment on offer or what teams are playing. There is currently no food offer in place, so there is potential to introduce a simple snacks/panini's menu from a small back bar space.

Trade accomodation

The Dart has two main trading rooms both independently accessed from entrances at the front of the property. The main drinking bar is on the left and has its servery on the right. Off the back of the bar is the pool table and games room which also leads out to a rear enclosed beer garden. The fixtures and fittings are in reasonable condition and there is a mixture of fixed and loose seating. The second trading area, the lounge, is on the right of the property and its servery is on the left, both serveries are linked by the bar. The lounge is split level with a small raised section to the side of the bar and there is also a small stage. The area has plenty of seating and standing room. The toilets are located on the right of the lounge. Externally the pub benefits from a paved area at the front of the pub, a carpark with about ten spaces and a grassed garden area (in addition to the beer garden off the games room.)

Private accomodation

The domestic accommodation is located on the first floor and consists of three double bedrooms, lounge, kitchen, bathroom and separate toilet. The accommodation is of good family size and is in reasonable condition.
