Looking to run a pub?

The Dunblane is a Cask Marque traditional community pub which sits in the centre of the town of Dunblane nearby small businesses, local shops and the Dunblane train station. This traditional style pub offers some fabulous facilities including a cosy public bar and lounge bar, a kitchen for pub meals and lite bites and small external riverside beer garden for warmer days, car parking and opportunity to drive extra income with its letting rooms. Punch are planning a refurbishment to enhance these facilities and the pub offers a great opportunity to develop cask beer, food and letting business.

Business facilities

This pub site has a public bar with its own entrance. The bar space is good for sports and sports teams, cask beer and popular with the town locals. The lounge bar offers family friendly space and an area for food. There is also a small beer garden which overlooks the river for drinking with friends and there is also a smoking area.

Refurbishment

There are plans to refurbish the pub to offer up to 6 letting rooms (the full plans and design are to be confirmed) and there may also be a potential function room upstairs too.The Catering kitchen is to be upgraded and there will be an external decoration and toilet upgrades. Internal bar and lounge will be decorated. There may be potential to add outdoor space using the parking area.

About the local area

Dunblane is a small and welcoming town just a short drive from Stirling and great commuter base for both Glasgow and Edinburgh, with some beautiful older housing and affluent residents. The town is easy to access from the A9 which heads to the North/South of Scotland. It has some great history with a cathedral and museum in the Dean's house and also some lovely walks making it a short getaway destination for tourists from further afield.

About the Agreement

Our Tenancy agreements vary between 3 - 5 years offer a flexible approach to running your own pub business. Your pub will be ready to trade, with carefully tailored food and drinks menus in place which you can evolve as you go along.

You will receive a high level of support and everything you need to run a successful business. From the beginning, you will have dedicated Punch Development Manager, plus access to training and development, business planning, operations and accounting expertise.

Once you’ve completed the 5-day induction course we'll provide you with ongoing support to help you maximise the efficiency, sales and profitability of your pub. This includes helping you decide on the right drinks offer, guidance on margin and support creating a marketing plan to build for continued success. To help market your pub, we also offer lots of support and advice.

Punch Tenancy agreements have shared repairs liability, we will help you manage your ongoing repairing obligations. We do this by operating a repairs and maintenance fund for all new agreements.

 

* The calculation of the initial Ingoing Costs assumes a minimum deposit (3,000 or 6,000) plus legal fees. The subsequent deposit build up (if any) will need to be paid over 52 weeks. This can be discussed with the recruitment team or Punch Development Manager
