Brief description of the present trading environment

This gem of a pub is divided into 2 separate areas. Firstly the public bar, with a bar servery, fruit machine and a real fire, which is the main focal point of the pub. The lounge has a “home from home” feel with a feature library of books and a host of board games.  The ladies and gents toilets have also both been recently refurbished. All areas were redecorated earlier in 2019, with new fixed seating and furnishings in the lounge. Outside there is a good sized courtyard with excellent  floral displays, a covered area, a separate function room (known as the Kennel) and an area used by regulars for growing vegetables in raised troughs . There are regular beer festivals, music evenings, fund raising events and even gardening competitions.

The cost of taking the pub on is £8,550, plus stock at valuation, valuation fees and working capital.
